Philip Hillman

Philip has been involved in the student housing sector since the early 1990’s – and was one of the earliest PBSA advisors in the UK before it became recognised as a sector.
As a PBSA advisor and agent while a partner at King Sturge and subsequently while an International Director at JLL, Philip has been involved in many of the main transactions in the sector.
Philip is now a Consultant to JLL and Chairman of Living Capital Markets.
Philip is also a non executive advisor to proptech company Staykeepers who help PBSA, Co-live & BTR operators fill letting voids.
Philip is also working on PBSA & Housing projects in Ghana as a non executive director to SLE Global and is also deputy Chairman of The Commonwealth Housing Trust, who are helping relocate families living in the Korogosho slum in Nairobi, Kenya, to a self-build housing development on a greenfield site on the edge of the city.

Lawrence Bowles

Director - Research, Savills

Lawrence is a director in the research team, focusing on the residential sector. He provides market intelligence and strategy advice, with a particular interest in the intersection of government policy, Net Zero Carbon targets, and housing delivery. He also contributes to the Savills house price and rental forecasts.

His clients include housing associations, investors, national and local government, and property management companies. Recent projects include calculating the impact of green development finance on housebuilding, predicting the total cost of retrofitting the private rented sector to meet energy efficiency targets, and estimating the impact of First Homes on affordable housing delivery.

Joe Guilfoyle

Joe Guilfoyle is Co-Head of Savills Capital Advisors

Sitting in the Operational Capital Markets (OCM) division, the Corporate Finance team specialises in Mergers & Acquisitions, Joint Ventures, equity raising, restructuring, acquisitions, disposals and strategic analysis for global real estate investors, lenders, developers and operators.

Joe is a Corporate Finance and Real Estate specialist; a dual qualified Chartered Accountant and Chartered Surveyor, with over 11 years real estate transaction advice and 15 years transaction based business advisory experience in the UK and EMEA.

He has completed over £20 billion of career transactions to date.

Felicie Krikler

Director, Assael Architecture

Félicie is a director of award-winning Assael Architecture and an experienced architect with both French and British qualifications. She specialises in residential-led urban regeneration and has been instrumental in the design of many of Assael’s key projects. Alongside overseeing and leading on all aspects of the design on a large number of strategic masterplans and large mixed-use projects, Félicie has been leading on several research initiatives within the practice. These include assisting with creating the RIBA Social Value Toolkit, ‘later living’ design, and the development of Assael’s urban design and landscape team.

Aside from work, Félicie pursues her artistic endeavours, drawing and painting regularly for charity as well as attempting to keep her personal sketch diary going.

Paul Bashir

CEO, Harrison Street Europe

Paul brings 24 years of industry experience to the Firm and is a member of the Firm’s Investment Committee. As Chief Executive Officer of Europe, based in London, he leads the expansion of Harrison Street’s European strategies and is responsible for overseeing and growing the Firm’s team of professionals across the UK and Europe.

Prior to joining Harrison Street, Paul was most recently President and Chief Operating Officer at Round Hill Capital, a real estate investment and asset management firm with a global footprint. While at Round Hill Capital, he managed a business with a $8+ billion portfolio as well as a team of 260 people across 15 offices in 14 countries. He has overseen investment and development projects, regulatory approvals, complex refinancings and capital raises in multiple European locations across a wide array of real estate asset sectors including retail, commercial, residential and student housing. Prior to joining Round Hill, Paul served as a Partner at Aggmore Group, where he was responsible for raising and deploying over €500 million of new capital and developed JV partnerships with European operators in the residential and commercial real estate space. Earlier he served as Chief Operating Officer at North Bridge Capital Partners Ltd. he began his career at KPMG LLP as a senior manager in the transaction services department.

Paul earned a BA in Accounting and Financial Analysis from Newcastle University. he is ACA qualified and is a member of The Institute of Chartered Accountants in England and Wales.

Elizabeth has joined as Chair of the Board of the Registered
Provider at the heart of the Affordable Housing Strategy
at Octopus Real Estate.
Elizabeth retired as the CEO of Moat Housing, a major
Housing Association covering London and the South East.
Elizabeth was previously a Board Member of the National
Housing Federation from 2015 to 2020 and has held
multiple previous senior roles across real estate banking
and finance.
Elizabeth has an MA from the University of Oxford in
History.

Michela Hancock

Managing Director, Greystar

Michela Hancock is a Managing Director and is responsible for the expansion of the company’s third-party management platform and strategic partnerships for wider development and investment deals across Europe. Previously, Michela was Managing Director of Development and Construction for the UK, where she oversaw all project financing, amenity, unit planning, design, planning, construction, and lease-up efforts on high-density Build to Rent and student developments.

She has a MSc in Real Estate Development from Johns Hopkins University and worked in development for Bozzuto Development Company and Grainger PLC. Michela is a founding board member of the UK Apartment Association, an advisory board member of Commercial Real Estate Finance Council and a member of the British Property Federation Build to Rent Committee. She is a member of the ULI European Residential Council, serves on the Real Estate Balance Policy and Campaigns Committee and is an active member of Commercial Real Estate Women’s mentorship programme.

Sarah Daly

Associate Director - Sustainability, Turner & Townsend

Sarah‘s first 21 career years were running a multi-award-winning international consultancy. Then as managing director of an architectural team, she transformed it into a cutting-edge, BIM-led practice. As European Head of Marketing for a global environmental consultancy, achievements included creating a fully integrated planning and EIA service for the housing sector.
At not-for-profit Sustainable Homes as Director of Strategic Sustainability & Partnerships Sarah worked on a range of advocacy issues from fuel poverty and homelessness, to affordability and construction standards. As part of the Construction Leadership Council, driving the offsite agenda she supports LAs, RPs and private development teams with the transition to low-carbon, higher performance premanufactured housing. Sarah has an MSc Sustainable Development and has extensive experience in lecturing at two universities at MBA level for leadership, sustainability and CSR.
At Turner & Townsend, Sarah is currently leading on the Learning & Development programme of the Social Housing Retrofit Accelerator to ensure the reskilling and upskilling of the social housing community to deliver high quality retrofit programmes.
Sarah maintains the lifetime benefits to society of better housing, need to be factored into the business case in terms of carbon reduction, affordability, reduced crime and strain on the NHS, better educational outcomes, improved biodiversity etc – all the ingredients of a better society in a resource-constrained world where resilience and alignment with the Sustainable Development Goals are now essential.

Brian Welsh

Managing Director - Head of Student, Round Hill Capital

Brian Welsh, MBA, MRICS, brings over 16 years’ experience in the student accommodation and private rental sector markets to Round Hill and is responsible for driving new business, forming JV partnerships and investment across new and existing markets. Formerly the CEO of Nido Student, Brian oversaw the expansion of the portfolio from 2,000 to 10,000 operational beds and a pipeline of a further 10,000. Prior to joining the firm, Brian was Head of Operational Management at Liberty Living plc and then COO of Three Sixty Developments and The Student Housing Company, where he oversaw the acquisition and delivery of over 17,100 beds across Europe, breaking into new PRS and PBSA markets which have since become established including Ireland and Spain.

Eleanor Lindsay

Impact and Investment Management Consultant, Hyde Group

Eleanor Lindsay is part of the team responsible for creating new partnerships with institutional capital at Hyde. Her responsibilities include establishing the impact and ESG frameworks for these partnerships, and for delivering Hyde’s overall ESG strategy and place strategy. She is also a Senior Advisor at The Good Economy and a Trustee of The Friendly Almshouses charity in Stockwell.

Eleanor previously spent 17 years at LaSalle Investment Management, where her latest role was as a Fund Manager focused on healthcare, retirement living and impact. She is a Chartered Surveyor and is authorised by the CFA to conduct investment activity.

Samantha Rowland

Head of Healthcare & Senior Living, BNP Paribas Real Estate

Samantha specialises in Healthcare & Senior Living in the UK and Europe. She has extensive experience across all healthcare properties (senior living, care homes, primary care) for both investment and owner operated assets, including new developments. She provides consultancy, transactional and valuation advice for both private and institutional clients.

Samantha is a presenter at conferences and provides articles and commentary for various trade, property and mainstream press publications. In addition, she is a former Chair of the RICS Trade Related Valuation Group, an RICS APC Assessor, a member of the Worshipful Company of Chartered Surveyors and a RICS Registered Valuer. Samantha is a co-author of the RICS Information Paper on the Valuation of Independent Healthcare Properties in the UK. She was appointed a Fellow of the RICS in December 2014.

Stewart joined the Executive team in 2021 to develop the operational side of the RVG’s business and ensure that it delivers for all our stakeholders. Before joining, Stewart was CEO of CRM Students, which saw dramatic growth under his leadership. With a real passion for customer engagement and insight, Stewart heads up the operational side of the business including sales and marketing, as well as operations.

Retirement Villages Group (RVG) has been a developer and operator of housing-with-care communities since 1981, building the first community of its kind in the UK in 1981. Acquired by AXA IM Alts in 2017 with assets worth over £2bn, the Group announced ambitious plans in 2020 to deliver over 5000 homes across 40 sites in the next ten years.

Eleanor has recently transferred to Savills Investment Management to help grow their assets under management in the European Living sectors. Prior to this, Eleanor was a senior director in the Occupational Capital Markets division at Savills UK specialising in residential investment and development funding. Eleanor was involved in the first UK BtR institutional forward funding deal in 2013 and subsequently worked with the majority of the investors and developers in the sector as it evolved. Her key clients while at Savills included numerous investors (namely M&G Real Estate, Aberdeen Standard Investors, PIC, LGIM) as well as a number of developers (namely Telford Homes, Hub Residential, Meyer Homes, Galliard Homes). Eleanor also assisted in the production of the RICS guidance note: Valuing residential property purpose built for renting.

Pavlos Gennimatas

Managing Director – European Living, Hines

Pavlos Gennimatas joined Hines in 2016 and is currently the Managing Director of the European Living team, advising on a wide range of investment and development projects, including build-to-rent and alternative living subsectors. In his current role, he has strategically driven strong investment for the Living sector, which stands at a current GDV of €10+bn.
In his previous role at Hines, Pavlos worked in the Investment Management team for a Pan-European separate account. Prior to Hines, Pavlos was the Investment and Development Director for a boutique residential developer in Greece.
Pavlos holds a Master’s in Real Estate Development from Columbia University, an MBA from Cass Business School and an MEng in Civil Engineering from the University of Thessaly. He is also a member of RICS and the Co-Chair of the ULI Living Council.

Brendan Geraghty

Chief Executive, the UKAA

Architect, design and development strategist Brendan Geraghty is a recognised Build to Rent (BTR) thought leader who has been active in the sector since 2011. Brendan is known for actively championing the integration of consumer culture in BTR with a ‘brand before building’ approach.
Brendan combines deep generalist and broad specialist knowledge, creating structured development and consumer centric BTR strategies, integrating consumer culture principles with investment requirements. He has spent 16 years in senior roles, including with Centred Architecture, Optim and Geraghty Taylor Architects, before becoming CEO of UKAA (the UK Apartment Association) in 2022.
Spearheading the UKAA’s leadership through high quality knowledge and research, Brendan will be supporting the organisation to serve as the voice of the Build to Rent sector in the UK. He will also explore new relationships with others in the residential sector with an interest in Build to Rent including housing associations, co-living investors and operators, contractors and house builders as well as pressing ESG issues such as Net Zero Carbon.

About the UKAA
The UKAA (https://www.ukaa.org.uk/) is the membership organisation for the UK Build to Rent Sector. The organisation’s ambition is to grow the sector, and members’ businesses, faster than would happen otherwise.
This will be achieved by sharing information, promoting best practice amongst members, and raising standards to benefit customers. UKAA activities help reduce risks for investors, developers and operators and assist providers of services and products to enter and operate successfully in the BTR market.
Founded in 2016, the UKAA currently has c.310 members and is growing at c.30% per annum. Members comprise leading investors, operators, advisors and suppliers operating in the sector today. The UKAA also is a member of the global alliance of the NAA (National Apartment Association of USA), which represents over 82,000 members with more than 10 million rental housing units globally.

Richard Jackson

Managing Director, Apache Capital

Richard Jackson is a founding partner and Managing Director of Apache Capital Partners. He is one of the senior leadership team and has over 20 years’ experience in property and development funding.
Prior to launching Apache Capital Partners in 2008, Richard worked with John Dunkerley primarily on two funds in the UK and Europe, the latter of which Richard focused on growing the portfolio by acquiring assets throughout mainland Europe.
Together with John, Richard launched Apache Capital Partners with a strategy of investing in chronically undersupplied but structurally supported residential sectors.
Richard’s day to day role focuses on investment and business development and he is also responsible for the company vision and strategy. He has worked closely with Joint Venture Partners Moda Living on the company’s prime BTR investments to create exceptional places to call home.
Richard is a member of the IPF Residential Special Interest Group (SIG) Committee, PREA and INREV.

Julia Momotiuk

Head of Rented Residential, BONARD

Julia joined BONARD in 2015. She leads the company’s rented residential asset classes, while
also holding an advisory role for the wider company operations. Her specialty lies within student
housing and senior living, and she spearheaded the company’s expansion into both sectors.
In her tenure with BONARD, Julia co-created a range of asset class-specific data collection
methods and set new reporting standards that allow investors, fund managers, developers and
operators assess opportunities with an unprecedented level of granularity.
In addition to providing insight on more than 240 cities around the globe, Julia also oversees
bespoke research projects aimed at greater understanding of both sectors.

Martin Brown

Martin is a chartered surveyor with more than 15 years’ experience in the property industry across residential, PRS, mixed use development and housebuilding, having held operational positions within both Plc and private businesses. At McCarthy Stone, Martin was formerly a divisional Development Director responsible for operational oversight of projects throughout the development cycle, before moving to his current role originating entrepreneurial development solutions in support of business strategy, principally to innovate the choice and affordability of specialist retirement accommodation in the UK.
